# Judge the portal package by site visits, not leads

> Divide what you paid the portal by the site visits it produced, not by the leads. A package that looks costly per lead can be cheap per visit if your team calls fast. Track leads, calls connected, visits and deals for one cycle, then decide whether to renew, change or switch.

## Where package money leaks

Most of the loss happens after the lead arrives, in your own process. These are the leaks to measure first.

- **Leads nobody called.** Enquiries pile up in the portal app and email on busy days. Some never get a call, and the package still counts them as delivered. Fix: Every lead gets a first call within minutes, and a record that it did.
- **Calls that never connect.** Buyers do not pick up unknown numbers. One try, no answer, and the lead is written off. Fix: A WhatsApp message after the missed call, then two more tries at different times.
- **The wrong listings.** Leads come in for a locality or budget your stock does not match. They are real people, but not your buyers. Fix: Note the listing on every lead, and move slots to the listings that bring visits.
- **Visits that do not happen.** A visit booked midweek for Sunday is forgotten. The package paid for a lead, you paid for the follow-up, and nobody turns up. Fix: A confirmation the day before and a location pin that morning.
- **Renewal on a hunch.** The renewal call comes, the month felt busy, and the package is renewed without a number to judge it by. Fix: Decide on cost per visit and per deal from your own sheet, before the portal's call.

## Cost per visit, not per lead

Take one package cycle. Your portal dashboard gives the leads; your call log and visit register give the rest.

- **Package cost for the cycle:** ₹60,000
- **Leads delivered:** 150
- **Calls connected:** 90
- **Site visits:** 12
- **Deals closed:** 1

That is ₹400 a lead but ₹5,000 a site visit and ₹60,000 a deal. If faster calls lifted visits from 12 to 16 on the same leads, the cost per visit falls to ₹3,750 without spending more.

These are example numbers, not any portal's prices or results. Put your own cycle in the same five rows.

## Track one cycle before you renew

Five columns are enough. Fill them for every lead from the day the package starts.

- Lead date and time, and which listing it came from
- Time to the first call, and whether it connected
- Budget, configuration and timeline, asked on the first call
- Visit booked, visit done, and the reason when it does not happen
- Deal closed or lost, with the reason in a few words
- Compare cost per visit across portals and your own ads at the end of the cycle

## What to change before you switch

Switching portals resets your learning. Try these on the next cycle first.

- **Renew the same package.** Fixes: Keeps your listings and history in place. Falls short: Same leaks, same results, unless the follow-up changes.
- **Move slots to other listings or localities.** Fixes: Puts the package where your stock matches buyers. Falls short: Needs a cycle of tracking to know which listings bring visits.
- **Shift part of the budget to Meta lead ads.** Fixes: Leads only for your projects, not shared on a listing. Falls short: More browsers who filled the form by mistake, so qualifying matters more.
- **Your own website and Google listing.** Fixes: Enquiries that came to you directly, with no rival on the same page. Falls short: Slower to build, and needs content and reviews over months.
- **Call faster with an AI telecaller.** Fixes: Calls every lead within minutes at any hour you allow, retries, qualifies and books visits from the same package. Falls short: Does not negotiate or close. ₹50,000 setup, then ₹22,500 a month.

## Questions

### Is a 99acres or MagicBricks package worth it?

It depends on your cost per site visit, not the cost per lead. Track one full cycle: leads, calls connected, visits and deals. If the cost per visit is lower than your other sources, renew and fix the leaks. If not, change listings or move part of the budget.

### How much does a portal package cost?

Prices depend on the city, the number of listing slots, their placement and the duration, and they change often. Ask the portal for a written quote with the lead estimate, then judge it by the cost per visit you can reach.

### Why are my portal leads not converting?

Usually because of slow first calls, single attempts, or listings that do not match the buyers they attract. Buyers often enquire on several listings at once, so the first broker to call has the advantage. Measure time to first call before blaming the leads.

### Can an AI telecaller call 99acres and MagicBricks leads?

Yes. It works from the lead emails and notifications those portals already send you. We confirm each source on the first call before anything is built.

### What does the AI telecaller cost?

₹50,000 to set up, then ₹22,500 a month. If you only need incoming calls from listings answered, the AI Receptionist is ₹10,000 a month after a ₹30,000 setup, with 1,000 minutes, then ₹9 a minute.
